2012 Room Weeks Calendar
Some will realize that although the 2011 calendar had 53 weeks identified, we only have 52 room weeks. Although it doesn’t seem to make sense, at some point in the past the last week of the year was sold with the understanding that every few years week 52 would actually contain 14 days. After a bit of discussion with some members, past board members, and among ourselves, we have concluded that people who bought week 52 shares early on were promised that periodic extra, free week as part of the purchase, so we have to leave it in place. That policy changed and anyone buying after that didn’t get the week free, but must pay the maintenance on it if they want to use it themselves or rent it – otherwise the Hotel will fill it from the public. This may not be fully settled and will doubtless be a topic at the next scheduled board meeting. I have amended the 2012 calender to reflect week 1 of 2012 starting on Jan. 7 of 2012. The “53rd” week included in the 2011 Calendar was to reset clock. HOTC’s calendar is now out of sync with most other timeshare properties. You might want to call RCI and get some advice on this.

There are some issues with the week 52 being 2 full weeks. There doesn’t seem to be anything in OUR Declaration or by-laws to account for anything except 52 weeks of 7 days each. I have no dealings with RCI, and I have no idea what the deal is with them. I checked with Mike before posting this up and he didn’t mention anything and he’s been around a lot longer than I have. I’ve taken that calender down again until we can figure out the correct way to settle this in accordance with the actual rules and laws that are in place related to OUR association. I’m hoping that someone else on the board actually KNOWS where the documents are that modify out Declaration (which, of course, is governed by USVI law and we pretty much HAVE to follow it). What I’m afraid of is that someone at a previous time just made a judgement call and let something go without making it official.
For years the week 53 has been first offered to the owner of week 52.They if they decide to use that week pay the additional maitinance fee. I have 3 week 52’s and look forward to the extra week every 7 to 10 years however it falls.Otherwise the hotel has a 53 room extra rental to boost them along. If it is not broke do not fix it. This is how it is handled with RCI as well.

We have (I think) got this straightened out. Those who bought a week 52 very early on were promised that extra week 53 gratis as part of their purchase price. Those buying a little later were NOT promised that and have to pay the maintenance fees if they want to use that extra 7 days. This is fair as the rest of the members shouldn’t have to pay for staff, maintenance, utilities, taxes, etc. for the few. Or, anyone who does NOT wish to pay the fees for the second 7 days of week 52 can turn it over to the hotel and we will fill it from the public. Hopefully. I think that’s the way this is going to end up – stay turned and if there is anything further I’ll post it up. Sorry for the confusion, but apparently no one I asked about this actually HAS any time in week 52 (nor do I) and wasn’t aware of it.
We have all been promised this and that at HOTC, but unless it is in writing it doesn’t matter. Otherwise I would have renewed by now at a very good rate and would have been refunded the special assessment. I do not believe owners of week 52 should get an extra week free. If there is a “53rd” week somewhere we need to be told well in advance and all owners should have the opportunity to use it pending payment of the fee. This now changes my week two to be later next year and I doubt I can change my plans to accommodate. Looks like RCI will get the week this year.

Due to the problems with the calendar and the original posting of week 2 as actually being the second week of January, I hope HOTC will allow us to switch to week 1 for no additional fees. Weeks 1 and 2 are pretty similar in their lower occupancy. My wife and I already scheduled work meetings for the 14th-21st. Thanks for the consideration. Otherwise we have no choice but to miss next year.
Wayne, I apologize for the confusion with that 53rd week. I had never heard of having a 53 week year for these purposes as I don’t have any dealings with RCI, and don’t own any other timeshares. Apparently no one else on the board had any recollection of this either as we sort of had to go back to Bill Denison to find out what the deal was. As it turns out, EARLY ON there were people who were promised that occasional 53rd week as part of their purchased timeshare. So, they don’t pay anything more each time it comes around. Presumably they paid a little premium up front for that. Or, even if they didn’t, it was done long ago and there isn’t much we can do about that. Along about 2000, the timeshare purchase agreement was amended and the occasional 53rd week was made available to the owner of week 52 in each unit as an OPTION. They could pay the maintenance for the extra week if they wanted and enjoy the extra time at the Hotel. Otherwise the Hotel fills the room from the public, if possible.
In your particular case, since there was a temporary screwup with the weeks for 2012, I don’t see any problem with switching if it doesn’t displace someone else.
