Questions and Answers From Developer
Greetings HOTC Members,
We recently submitted some top questions from our Members, to the Developer. Here are those questions/answers. The improvements are underway, albeit slowly, but we appreciate their prompt response.

1) How many rooms have been renovated and what is the timeline for their completion?
Answer- The roof of the main building has been repoured and sealed. All but three rooms in the main build have had the sparring concrete repaired and have been fully repainted.
2) What is the timeline/status of the front pond that has been partially dug up for many months now?
Answer- The ponds are all being removed, we are waiting on some heavy equipment for the final removal.
3) Is there some reason why the view from each room has been blocked by the new concrete balcony railings, and is each balcony floor strong enough to support the weight of the new railings?
Answer- This was both a design and safety decision. The metal railings were a safety hazard and did not provide the proper storm protection. Yes the balconies were inspected and tested as part of the permit process and of course can support the weight.
4) Why has the weekly energy charges doubled and/or tripled from prior years?
Answer- There has been a substantial increase in WAPA pricing as well as fuel and propane incesae, we expect it to have to raise again in 2026 with the tariff impacts, potentially substantially.
5) Will they still have microwaves and coffee pots in their rooms?
Answer- No long term no rooms will have either, they attract insects and create more waste on the island. That being said, there will be in the new community kitcheete/meeting room for everyone’s use.
